Start with your goals
Before we talk price, I want to know why you are moving, where you are going and how the timing affects your next step. The best selling plan should work for your life, not only look good on paper.

Prepare the property
Not every home needs a renovation. We will walk through the property and decide which repairs, cleanup and presentation changes are worth doing before buyers arrive.

- Reduce clutter and make rooms easy to understand.
- Improve curb appeal and the first impression.
- Get the home ready for photography and showings.
Price for the market
I will review recent sales, active competition, condition and buyer activity. The goal is to choose a price that supports your priorities while giving the home the strongest possible position when it reaches the market.
The market will always give us feedback. We will pay attention to showings, buyer responses and competing listings, then make decisions based on what is actually happening.
Present and market the home
Buyers usually see the home online before they ever walk through the door. Clear information and strong presentation help the right buyers understand why your property deserves their attention.
- Professional photography and property details.
- MLS exposure and distribution to major home search websites.
- Social media, direct outreach and additional marketing when appropriate.
- Showing coordination and feedback after the home goes live.
Compare the whole offer
The highest number is not automatically the best offer. We will look at financing, deposit, requested credits, inspection terms, appraisal concerns, closing date and the likelihood that the buyer can complete the purchase.
- Review the net amount and major contingencies.
- Consider timing and any requested personal property.
- Respond, counter or decline with a clear reason.
Move through inspections and appraisal
After you accept an offer, I will help keep the transaction organized through inspections, repair discussions, financing, appraisal and title work. We will address issues as they come up and keep the contract deadlines in view.
You will know what is being requested, what choices you have and what needs to happen next.
Prepare for closing
As closing approaches, we will confirm move out plans, the final walkthrough, utilities, keys and anything the contract requires you to leave at the property. The title company will provide final documents and figures for review.
- Keep the home in the agreed condition.

- Follow verified title company instructions for documents and funds.
